Concrete that has seen a few decades

A lot of homes here were built between the 1960s and the 1990s. Ramblers, split-levels and tri-levels line the neighborhood streets, and most of them came with one- or two-car garages poured long before anyone thought about coatings. After forty or fifty winters, those slabs tell a story: old oil stains, flaking near the door, patched cracks, paint that someone rolled on years ago and that now peels in sheets. We grind all of that away and start fresh, so the floor looks better than it did the year the house was finished.

Newer townhome communities and infill homes have the opposite problem. Their concrete is young, smooth and dense, finished with a steel trowel and often sealed with a curing compound. Coatings have trouble sticking to that kind of surface unless it is properly ground. Either way, preparation is the step that matters most, and it is the step we never shortcut.

Garages that do real work

Garages around here are rarely just for parking. They hold work trucks, project cars, motorcycles, snow blowers, freezers, bikes, tool chests and the overflow from busy households. Many double as a place to fix things on weekends, and plenty of residents run a side business out of the garage. A coated floor makes that space brighter, resists oil and solvent spills and cleans up with a squeegee instead of a pressure washer.

Industrial floors on a large scale

The city has one of the biggest concentrations of warehouses, fabrication shops, logistics hubs and light manufacturing plants in the state. Those floors carry forklifts, pallet jacks, racking loads and constant foot traffic. We install high-build epoxy, urethane cement and polished or densified concrete for these buildings, along with safety striping and coved bases where sanitation matters. We can phase work by zone and schedule nights or weekends to keep operations running.

Our services

Weather on the west side

Winters bring snow, ice and a lot of road salt. Trucks and cars carry brine into the garage, where it drips, dries and leaves a white crust that slowly eats at bare concrete. Inversions trap cold air for days, so slabs stay chilled and damp. Summers swing the other way, with dry heat, strong sun at elevation and hot asphalt that softens weak coatings under tires. We plan for both seasons: textured, slip-resistant finishes for slush, UV-stable topcoats for sun and materials rated to handle hot tire pickup.

How a typical project goes

First we visit, measure and test. We check the slab for moisture, note cracks and spalls and look for old paint or sealer. You get a written quote that lists the system, the color, the number of coats and the expected timeline. On install day we move in with a diamond grinder and dust collection, repair damage, apply the base coat, broadcast flake or pigment if chosen and finish with a protective topcoat. We clean up, walk through the floor with you and leave written care instructions.

Why grinding beats acid etching

Many store-bought kits tell you to etch the floor with acid and roll on a thin coat. Etching does not remove old sealers, oil soaked into the surface or a weak top layer. Diamond grinding does. It opens the concrete so the coating can bite in, which is why our floors hold up for years while kit floors often lift within a season or two.

Honest advice

Not every slab needs the most expensive system. A basement storage room might only need a sealer. A shop with heavy lifts needs a thicker build. A garage that will see winter slush every day benefits from more texture. We explain the options and the tradeoffs and let you choose what fits your space and budget.
